The services offered by Renaissance are as follows:
Common Area Maintenance
- Perform site visits/inspections to effectively manage the grounds.
- Contract with suitable vendors at the expense of the Association in order to maintain common areas in accordance with standards established by the Board of Directors.
- Ongoing evaluation and recommendation for long term maintenance.
- Obtain and collect bids for common area maintenance.
- Negotiate and retain contracts and services.
- Provide 24 Hour response for emergencies.
- Maintain adequate insurance policies required and secure insurance quotes.
Fiscal & Accounting Services
- Process monthly dues and assessments.
- Provide convenient online payment options to residents and online account access.
- Payment and tracking of invoices.
- Collect assessments.
- Bank account reconciliation.
- Preparation & distribution of financial statements to Board.
- Preparation and mailing of delinquency notices.
- Liaise with attorney for collection and liens as directed by Board.
- Budget preparation.
- Prepare and distribute annual financial statements to the Board.
- Assist in the performance of audits in cooperation with Board appointed auditor.
- Complete Annual State filing.
Records and Correspondence
- Maintain financial records.
- Maintain individual files for each owner.
- Maintain owner’s list.
- Promptly respond to all association correspondences.
- Issue and manage community violations according to by-laws.
- Facilitate estoppel requests and new resident applications required for sales/rentals.
Meetings
- Attend one regularly scheduled meeting each month.
- Attend the annual Board meeting.
